Building Permits

A building permit is required to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or structure.  This includes, but is not limited to accessory buildings, signs, pools, towers, manufactured homes, industrialized buildings (DCA), curb cuts (site work/paving), foundations, slabs, driveways, patios and walkways.

A permit is also required to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system, which is regulated by the Construction Codes. Work valued at $1,000 or less that does not require an inspection shall not require a permit.

Residential and commercial certified builders are required to purchase building permits and request the building inspections. Sub-contractors (plumbing, electrical, mechanical, and fire sprinkler) must purchase their permits and request their own inspections.

Individuals acting as their own building contractor may purchase their own residential building permit, provided they are the owner, completing construction themselves, and are going to occupy the home upon completion. Those individuals may also purchase the sub permits (plumbing, electrical, mechanical) with the same restrictions.

For consideration, all applications must meet Planning and Zoning requirements:

  • Plat or plans in duplicate, drawn to scale, showing actual dimensions of lot and correct street address.
  • Size and dimensions of building to be erected.
  • Location of building on lot, distance from sides of lot as well as distances from front and rear lot lines.
  • Number of dwelling units building is designed to accommodate.
  • Setback line of building (s) on adjacent lots.
  • Evidence that lot is owned by applicant or has a documented legal interest in the property.
  • Permit application fee paid according to evaluation of construction cost. (To be approved by the Building Official.)
  • Such other information as may be required by the Building Official.
  • Any building permit will become void if work involved has not commenced within six (^) months after issuance.

Permit Fees

Building and Zoning Fee Schedule
 
$25.00 Issuing fee for all permits to cover clerical costs 
 

Permit fees shall be based on the construction value, material and labor, of the work being performed as follows: 
 

  • $00 to $1,000.00 fees shall be $25…no fee or permit if inspection not required  

 

  • $1,000 to $50,000.00 fees shall be $25 plus $7.00 per thousand or fraction thereof over $1,000.00 

 

  •  $50,000.00 to $100,000.00=$368.00 plus $6.00 per each thousand or fraction thereof over $50,000.00  

 

  •  $100,000.00 to $500,000.00=$668.00 plus $2.00 per each thousand or fraction thereof over $100,000.00 

 

  • $500,000.00 to $1,000,000.00=$1,468.00 plus $1.25 per each thousand or fraction thereof over $500,000.00 

 

  •  $1,000,000.00 and over =$2,093.00 plus $1.00 per each thousand or fraction thereof over $1,000,000.00 

 
 
Should the contractor and the building official be unable to agree on the cost of the construction, the construction value as set by The International Code Council shall be used. 
 
Demolition and Razing of buildings shall be a $15.00 issuing fee. 
 
Plan Review Fee shall be 10% of the total building permit fee with a total fee not to exceed $400.00.  If the plan submittal is not associated with a building permit, the fee shall be $400.  This is a non-refundable fee.  Residential construction is exempt from plan review.   
 
Zoning Change, Zoning Variance, and Zoning Special Exception shall be $250.00 non-refundable flat fee.   
 
Zoning Verification Letter shall be a $25 non-refundable flat fee. 
 
Sign Permit Fee shall be a $25 issuing fee plus 1% of total cost.

FREE COVID TESTING INFORMATION

Free COVID-19 testing is offered twice weekly in Sandersville -- Monday and Thursday from 8 a.m. until noon. For screening for testing through the North Central Health District, you must contact the COVID-19 testing number 844-987-0099 to get a referral for testing.
